Property Management
-
Do you want to know how much rent you can get for your property?
-
Would you like a background check on prospective tenants that could be renting your investment?
-
Would you like to be bugged down with maintenance or repair requests?
-
If your tenant does not pay the rent, do you have the time to serve notices and go to court to evict?
There is a risk factor involved in all types of investments, whether it is stocks, bonds, mutual funds or real estate. However, a landlord faces considerable risk when leasing their property to a complete stranger. Few landlords are so bold as to continue the task of managing rental property after experiencing a bad tenant. Certain precautions have been taken by us to find a good tenant and prevent property damage.
About us

Our property managers are licensed real estate agents that can manage your property efficiently, professionally and economically.
Our services
Advertising: As real estate agents, we can list your property in several sites that we subscribe to, and find good tenants.
Tenant screening: We screen all applications before approval. We obtain credit, criminal and eviction reports, verify employment and rental history, (from current and previous employers and landlords), and report delinquent tenants to the credit bureau
Prompt maintenance service: Our firm has a Maryland General Contractor license to serve our clients better. (License # 121016) Our team's goal is a fast turn around, once we receive normal maintenance requests on the forms provided.
Emergency services: Our emergency teams are on standby for water, fire damage and other such 24-hour emergencies.
Monthly statements: We track all financial transactions. In our monthly report to you, we provide invoices and receipts of all transactions in a month so that when it's time to do your taxes, you will have all documentation needed for maintenance expenses incurred.
At your request, pay related management bills: That's right! We pay on your request rental license fees, utilities, taxes etc. from the rent collected at no extra charge, as long as we receive adequate notice and invoices, about the payment due.
Risk reduction: We manage and reduce risks to the landlord. We can conduct interior inspections per owners request as long as it's written and agreed to in the lease, to help reduce risks. All tenants are required to have renters insurance, which our insurance company, Brown Insurance, has provided for many years with A+ rated carriers.
Customer service: We have a great customer service team that listens and finds solutions to every problem! Our professional leasing staff returns calls and keeps up to their promises. Hence, we have a low vacancy rate. We do more than just collect rent!
